Every package includes completed application forms auto-filled with your project details, assistance gathering required documents, ZAP certificate application, submission to Toronto Building as your authorized agent, status tracking with notifications, and inspection scheduling reminders.
Simple ($99) covers Express-eligible projects like decks, sheds, and interior alterations. Standard ($299) covers renovations like basements, kitchens, and bathrooms. Complex ($499) covers additions, laneway suites, and garden suites. If your project doesn't fit, we'll provide a custom quote.
Toronto allows authorized agents to submit permit applications on behalf of property owners. You sign an Owner's Authorization form, and we handle everything from there — preparing documents, submitting the application, and tracking it through approval. The permit is issued under your name.
We can't guarantee approval — that's the city's decision. But we guarantee our work. If your application is rejected due to an error on our part, we refund your package fee in full. Our goal is to submit complete, accurate applications that get approved on the first review.
